Tenant Referencing

When letting your property it is important to know who your are renting it to, by using P.S.S. to reference check your potential tenants you can be assured that the tenants are suitable for your property. Our experienced team carry out numerous checks including emplyment confirmation, proof of earnings, previous address history among others. From this information we score each potential tenant, allowing you to make the right choice for your property and your rental income.

 

Express Tenant Check – Up to 1 working day

 

Employment status and salary confirmation

verbally verify that the tenant is working and type of contract they hold as well as the lenght of employment, and current salary.

N.B. – if the applicant has been with the company for less than 2 months a second check will be carried out to ensure there is no detrimental reason for leaving.

Landlord Reference Check

Checks will be carried out to ensure the applicant was registered with the RTB, and we will speak to the current landlord or letting agent to confirm the tenancy was conducted in a satisfactory mannner.

Address verification

Checks will be completed to ensure the applicant has provided the correct address on their application.

Bank account confirmation

The bank account information supplied by the applicant is verified to be correct.

Affordability Calculator

At the end of each report we will include a rental limit which will take into account current income and other financial commitments.

Employment status and income confirmation

written confirmation that the tenant is working and type of contract they hold as well as the lenght of employment, and current salary.

If the applicant is self employed we will obtain a reference from their accountant wherever possible and obtain copies of the most recent set of accounts.

The same checks will be carried out for guarantors

Address verification

Confirmation of the 2 most recent addresses and time at those addresses.

Landlord referencing

Checks will be carried out to ensure the applicant was registered with the RTB, as well as written confirmation for the current and previous landlord or letting agent to confirm the tenancy was conducted in a satisfactory manner.

Bank account confirmation

The bank account information supplied by the applicant is verified to be correct.

Credit check

The credit report will include a rental limit which will take into acount current income and other financial transactions, any court judgements held against the applicant as well as any orders of bankruptcy covering the last 12 years. From this information you will receive a credit report stating whether the applicant has a brillant, good, fair or poor credit history.

At the end of each report we will include a rental limit which will take into account current income and other financial commitments.

With both the express and full profile we will search our in-house database and include information about previous applications for reports of bad tenants or fraudulent applications.
